The Ashwood East neighborhood is a community that is located on Pipkin Road near the intersection of Lunn Road in south Lakeland.  The location is so convenient to just about anywhere in Lakeland you need to go or to the Polk parkway which makes commuting to Tampa very easy.  The neighborhood has two streets that circle around each other and around a natural preserve and water pond where children bike and play and fish.

What's the Neighborhood Like?

The homes you would expect to find for sale in the Ashwood East Neighborhood are generally going to range between 1700 and 3000 square feet. The homes were originally built by Adams Homes of Northwest FL in 2006 to 2012. The floor plans feature 3 to 4 bedrooms with 2 to 3 bathrooms. The neighborhood originally was planned to have 28 homes. However, due to plans for a future Pipkin Road expansion claimed 8 of the lots which backed up to Pipkin Rd.  Most of the lots are approximately ¼ acre in size.

We are closing in on year end and here are the latest market trends for November 2013 and Polk County home prices.  The average sale price is up almost 9% in Polk County since November 2012.  The days on market are decreasing and the number of pending contracts is down from this time last year. One interesting note regarding the typical financing for our county is that the predominate sale type has been cash purchases. We have had several months of low inventory levels but in the last month and the current inventory levels vary for different price ranges. For instance, current inventory for homes priced between $100,000  to $120,000 is at 3.8 month supply while inventory for homes priced between $200,000 to $250,000 is at 7.4 month supply. This gives you an idea of how long you may expect your home to be on the market depending on the price range you are selling in.

The following information covers zip codes: 33801, 33803, 33809, 33810, 33811, 33812 and 33813.

The average sales price in November for single family homes in Lakeland is $139,317.

The number of sold transactions for fair market type (an owner selling directly to a buyer) was 113 and the number of REO (bank owned homes) sold was 44.

The average days on market in November was 93 days for single family homes which is slightly lower than Polk County overall.

 

Winter Haven Real Estate Report Summary

The following information covers zip codes: 33880, 33881 and 33884.

The average sales price in November for single family homes in Winter Haven is $100,877.

The number of sold transactions for fair market type (an owner selling directly to a buyer) was 65 and the number of REO (bank owned homes) sold was 19.

The average days on market in November was 76 days for single family homes which is quite a bit higher than Polk County overall.
