The Water Oak neighborhood is located in Imperial Lakes Golf Community just off Shepherd Road, in Mulberry FL.  There is a Publix grocery shopping center and Imperial Crown Centre within 2 miles which offers a variety of businesses including a dry cleaners, nail and hair salons, UPS store, Italian restaurant, Chinese restaurant, American Cafe and new Latin cafe coming soon. Imperial Lakes Blvd is nearly 3 miles in length from the main entrance to the end with a sidewalk for walking, jogging or biking along the boulevard.  Water Oak is just one of several neighborhoods in the Imperial Lakes Community which includes approximately 2000 homes, townhomes and condos.

Home Prices In Polk County FL for October 2013

Polk County Home Prices

We have seen an increase in sales prices for homes in Polk County since June 2013 and don’t expect things to slow down anytime soon.  If you are considering buying a home you can still find deals on a house in Polk County but having a good real estate agent who understands the market is a must.  Don’t wait on the sidelines for too long, many of our listings are starting to sell within a few days of hitting the market. In Polk County the number of days a home stays on market before going under contract in is 102 days. As you can see from the bar graph chart below, the average sold price to original listing price has increased from this time last year.  Currently, a home in Polk County sold price is 92.4 of the original listing price compared to 2012 when this ratio was 90.4%.  This is good news if you are considering selling your home. For those of you looking to buy a home, you need to make sure you don’t overpay. You'll want to have an agent that does a thorough market analysis of the market area of the home.  For specific zip code market conditions, you should see our market trend reports for Lakeland, Mulberry, Auburndale, Bartow and Winter Haven.



 

If you are interested in how much current inventory is on the market in Polk County or specific cities you can find that information by clicking on the link. High inventory will suggest that homes are sitting on the market for longer. Most cities within Polk County, single family homes have an average time of 97 days on the market before they sell while condos average 98 days and manufactured homes average 145 days on market.  Sellers should make sure to price their home near the market value if they expect to get an offer from an interested buyer in a similar time frame. Low inventory in Lakeland, Winter Haven and surrounding areas has multiple offers coming in on homes similar to what we saw earlier this year. The current low inventory is one indicator that prices should continue to rise over the next several months and into 2014.

The average days on market in October was 94 days for single family homes which is slightly lower than Polk County overall.

Winter Haven Real Estate Report Summary

The following information covers zip codes: 33880, 33881 and 33884.

The average sales price in October for single family homes in Winter Haven is $117,288.

The number of sold transactions for fair market type (an owner selling directly to a buyer) was 65 and the number of REO (bank owned homes) sold was 19.

The average days on market in October was 116 days for single family homes which is quite a bit higher than Polk County overall.

Florida Flood Insurance News

I read an interesting article related to Florida flood insurance news provided by the Florida Association of Realtors about the state of Florida backing a lawsuit initiated by the state of Mississippi to block flood insurance hikes.

In a previous blog post, we mentioned the changes that were made to the National Flood Insurance Program (NFIP) with the Biggert-Waters Flood Insurance Reform Act 2012.  This post provides additional information regarding our own state and Florida flood insurance news.

An excerpt from the article posted by FAR from the News Service of Florida indicates that the governor, attorney general and Florida’s CFO would file an amicus brief at some point this month in the Mississippi department of insurance’s lawsuit trying to delay flood insurance rate increases.

The lawsuit is asking a federal judge to delay any rate increases due to Federal Emergency Management Agency’s failure to provide a homeowner affordability study of higher flood insurance rates by April 2013 which was required by the Biggert-Waters Act.

According to the article, Pam Bondi, Florida’s attorney general, explains that Florida decided to support the state of Mississippi’s lawsuit rather than file its own lawsuit. This was in hopes that the federal government would quickly address the situation which could impact 270,000 Florida property owners.

The Biggert-Waters Act 2012 requires FEMA and other related agencies to make changes to the way the NFIP is run, including rate increases and flood risk management assessment to make the program financially stable.

We’ll keep you posted on additional Florida flood insurance news, the lawsuit mentioned in this post as it works its' way through the legislative process and the impact it may have on Florida property owners.
